Water damage restoration in San Diego
Get the water stopped, get it out, and get the structure dry within a day or two. That is the whole job at the start; the EPA says drying within 24 to 48 hours helps prevent mold. Fixr puts most restoration jobs at $1,200 to $5,000, with a $3,000 national average, before any rebuilding.

What a restoration company does
- Finds and stops the source, or tells you which trade to call for it. A plumber fixes the pipe; the restoration company deals with what the pipe soaked.
- Extracts standing water from floors and carpet. Fixr lists water extraction at $3.75 to $7.50 per square foot.
- Measures moisture inside walls and floors with meters, and maps how far the water spread. Water wicks up drywall and runs under flooring farther than it looks.
- Removes what can't be saved. Wet carpet pad and drywall that stayed wet are usually cut out. A "flood cut" removes the bottom of the wall so the cavity can dry.
- Dries the structure with air movers and dehumidifiers, and checks readings each day until materials are back to normal.
- Hands off the rebuild, or does it under a contractor license. Ask which before you sign. Water damage repair.
Where San Diego water damage comes from
Mostly from inside the house. San Diego gets about 9.8 inches of rain in an average year, so the everyday calls are plumbing: a supply line under a sink, a washer hose, a water heater in the garage, a toilet that ran all night. In the 59 ZIP codes we cover, 29% of homes were built before 1980 (Census ACS 2020-2024), and original copper and galvanized pipe in those houses is reaching the end of its life.
Many San Diego houses sit on a concrete slab, which hides the plumbing. A leak in a line under the slab can soak the floor and the bottom of the walls for weeks before anyone notices a warm spot or a high water bill. Slab leaks in San Diego homes.
Then there is the first storm of the season. Half of a typical year's rain at the airport falls on about 6 days, and a roof or a slider that has been dry since spring gets tested all at once. The first storm of the season.

Drying in San Diego air
The coast is mild and often humid in the morning marine layer, and inland valleys are dry and hot. Either way, a wet wall cavity or a soaked carpet pad doesn't dry on its own fast enough. Opening windows helps on a dry inland afternoon and does little on a foggy morning at the beach, which is why companies bring dehumidifiers and measure instead of guessing.

Before you sign the work authorization
Most companies hand you a form before they start. Read it. Some of these forms are a simple permission to work. Others assign your insurance benefits to the company, or make you responsible for whatever your insurer doesn't pay. Ask:
- Is this a work authorization only, or does it assign my insurance benefits or direct the insurer to pay you?
- How is drying billed: per piece of equipment per day? Who decides when it is done?
- Will I get the daily moisture readings and photos?
- Do you rebuild under your own CSLB license, or does that go to someone else?
If you signed at home, California gives you a short window to cancel, longer if you are 65 or older. The contract has to tell you the deadline (Civil Code 1689.6).
Repair it or claim it?
Sudden, accidental water from a burst pipe or failed appliance is the classic covered homeowners loss. Water that came in from outside during a flood needs a flood policy. A slow leak that went on for months is often excluded. Insurance claims in California.
Questions San Diego homeowners ask
Can I dry it myself with fans?
For a small spill on a hard floor caught right away, often yes. Once water has soaked carpet pad or drywall, fans alone usually leave moisture inside the wall or floor. The EPA says to dry water-damaged areas within 24 to 48 hours to prevent mold; that usually takes dehumidifiers and a moisture meter.
How long will the drying equipment stay?
Fixr says extraction and drying take at least three days. The equipment should come out when moisture readings are back to normal, on the readings and not on a fixed schedule. Ask for the daily readings.
Does the restoration company fix the leak?
Usually not. A plumber or roofer fixes the source. The restoration company handles the water and what it damaged.
