Mold removal in San Diego

Mold in a San Diego house almost always means water got somewhere it stayed: a slow leak, a wet slab, a bathroom with no fan. Remove the mold and fix that, or it comes back. Fixr puts most mold remediation jobs at $1,500 to $9,000, $3,500 on average.

Small patch or real job?

The EPA's line is about 10 square feet, roughly a 3 foot by 3 foot patch. Below that, you can usually clean it yourself with detergent and water, wearing gloves and an N95 mask. Above it, or if the mold is in the HVAC system, or it followed sewage or flood water, hire it out.

What remediation involves

  1. Find and fix the moisture. A plumber or roofer if it is a leak; better ventilation if it is a bathroom or a closet on an outside wall.
  2. Contain the area with plastic sheeting and negative air pressure, so spores don't spread through the house while work is done.
  3. Remove moldy porous material like drywall, insulation and carpet. Clean hard surfaces.
  4. HEPA vacuum and clean the work area.
  5. Dry and verify. Moisture readings, and a clearance test if you want proof the job is done.

Do you need a mold test?

Often not. The EPA says that if you can see or smell mold, you have a problem to fix and sampling usually isn't needed. Fixr lists a mold inspection at $450 to $800. A test helps when you suspect hidden mold, have a health concern, or want proof after the work. If you test, hire a tester who doesn't also sell the removal.

Mold in a rental

Since 2016, California law lists visible or otherwise demonstrable mold growth as a substandard housing condition, except minor mold on surfaces that get wet in normal use (Health and Safety Code 17920.3). The landlord's duty to repair starts once they have notice (Civil Code 1941.7). Tell them in writing. Mold in a California rental.

Licensing

California has no separate state license for mold remediation that we could find. Rebuilding what was removed, if the job is $1,000 or more, does need a Contractors State License Board license. Ask for the number.

Questions San Diego homeowners ask

Is black mold more dangerous?

The CDC says you don't need to know what type of mold it is: any mold growing indoors should be removed and the moisture fixed. People with asthma or a weak immune system are the most likely to be affected.

Will bleach kill mold?

The EPA says bleach isn't usually needed; detergent and water clean most hard surfaces. Never mix bleach with ammonia or other cleaners. Porous materials with mold growing in them usually have to be removed.

How fast does mold grow after a leak?

The EPA says to dry water-damaged materials within 24 to 48 hours to prevent mold. After that, growth can start on drywall and wood.
